Evolution of a neighborhood
Brewerytown, nestled between Fairmount and Strawberry Mansion in North Philadelphia, has undergone significant evolution in the 21st century.
Between 2013 and 2023, the community experienced substantial growth in population, housing stock, and income levels. This transformation is partly due to its close proximity to Center City, excellent transit options, and the successful housing development on formerly industrial sites.
Challenges of growth
Despite its remarkable growth, Brewerytown faces significant challenges, primarily gentrification and inner inequity. The neighborhood has become newer, whiter, and wealthier, attracting residents employed in management and professional occupations. However, the northern part of the neighborhood continues to have a higher poverty rate than the neighborhood and the city. Rising rents and higher living costs are placing immense pressure on low-income residents.
Understanding community impact
The built environment in Brewery town changed as more stores moved in, creating a vibrant commercial corridor. However, that also causes a loss of neighborhood identity. As one resident noted, "The stores that were in Brewerytown 10 years ago are leaving, and I think there's something to be said about, yeah, everyone gets along because not everyone is invited to the party."
Despite new apartments being built, most residents rent their homes, and the increasing unaffordability of rent, especially in larger apartment buildings, poses a significant threat to the community's fabric.

Brewerytown possesses a growing economy, a rich historical identity, and excellent transit options, all of which contribute to its potential for strong community development and a diversified, robust industry. However, to truly thrive, we must proactively address existing inequalities, address vacancy issues, and work to prevent a decline in community. Our approach aims to prevent further gentrification while fostering inclusive growth that benefits all residents of this vibrant Philadelphia neighborhood.
